We always start with a conversation. A 30-minute call, no commitment, to make sure your property is a good fit for short-term rental — and that it's worth it for you. We look at the numbers and scenarios together, with no pressure.

The process, in 5 steps

Virtual walkthrough & legal compliance

No in-person visit needed — you walk us through your property via video call on your phone, and submit a set of photos. We confirm local STR zoning and initiate the municipal permit process. Requirements vary by city — we handle the paperwork or guide you through it yourself (quoted at $110/hr).

Furnishing & design

We provide furnishing and décor recommendations aligned with our visual standards — modern, warm, and guest-ready. We can also manage the ordering process on your behalf. Physical installation is handled by local contractors of your choice. All costs are yours.

PRESENTATION & photography

We provide a photo guideline so you can shoot the space yourself, or we can recommend an affordable photographer in your area. Either way, a polished, well-photographed space gets booked faster and earns better reviews. Photography costs are yours.

Listing & launch

We write an optimized listing and publish it on Airbnb, VRBO, Booking.com, Google Vacation Rentals, and Expedia. Your property, everywhere it counts.

Ongoing management

Cleaning between each stay, check-ins and check-outs, guest messaging, dynamic pricing, repair coordination (we manage the process — costs are yours), and real-time access to your owner dashboard. Payout at the start of the following month via ACH transfer.

REQUIREMENTS & ELIGIBILITY

Is your property a good fit?

Not sure if your property qualifies as-is? We'll go through it together during the discovery call. If modifications are needed, we can provide an assessment quoted at our hourly rate.

Laundry on-site

A washer and dryer on the premises is required — laundry is handled in-unit, with no third-party service.


Owner or renter

Both are accepted. If you're a renter, a lease addendum authorizing subletting is required. Please verify HOA rules if applicable.


Coverage area

We operate across the United States. Contact us to confirm availability and any city-specific requirements for your location.


Reliable Internet

High-speed WiFi is a baseline expectation for modern guests. A stable connection is required before your listing goes live.

Questions are expected — we're here to help you through every step.

  • Can I still use my property whenever I want?

    Yes. You block the dates you need and reopen bookings when you're ready to rent again. You stay in full control of your calendar.

  • How long is the management contract?

    One year minimum.

  • What if my property doesn't qualify right away?

    No problem — we'll assess what's needed and outline possible modifications. This evaluation is billed at our hourly rate ($110/hr, quoted).

  • What happens if something goes wrong during a guest's stay?

    We coordinate with trusted local specialists — or yours if you prefer. We handle the communication; repair or replacement costs are your responsibility.

  • When and how do I get paid?

    At the start of the following month, once the previous month's accounting is finalized. Payouts are sent via ACH bank transfer.

  • What fees come on top of the 15%?

    Cleaning between stays (deducted from gross revenue, rate depends on property size), OTA platform commissions, and applicable local occupancy or lodging taxes.

  • Is there a minimum stay requirement?

    Yes, a 2-night minimum per booking.

  • Who pays the lodging/occupancy taxes?

    Airbnb collects and remits applicable taxes automatically. For other platforms, we collect and remit on your behalf. We recommend consulting a CPA familiar with Texas STR tax obligations.

  • Can I track my bookings and revenue in real time?

    Yes. You'll have access to your personal Guesty owner dashboard to monitor your numbers at any time.

  • Do I need to register my property with the city?

    STR permit requirements vary by city and state across the US. Some municipalities require a permit and annual renewal; others don't. We'll walk you through what applies to your specific location during the onboarding process.
